Victoria Falls Elevation D with Bonus Bedroom

Ryan Homes Victoria Falls Elevation D with full brick front and side entry garage and bonus bedroom can be seen here after squeezing two houses into the monster house below (apologies to the owners whose homes I botched up in the process)..

Gutter meets the 2nd floor window at mid point like it should but roof line is obviously not right. We have the same color shutters and door as the left side by the way. The brick color we selected is Cagles Mill - Queen.


 If there is someone out there dying of laughter because they own an actual Victoria Falls Elevation D with full brick and side entry garage and bonus bedroom, a picture please!

    You did a great job with the picture!! lol This Elevation D is awesome!
    I have seen the other Victoria Falls elevation but this will be the first time seeing Elevation D being built on the blog and with the bonus room.

    My next door neighbor has this elevation without the bonus room--sorry no picture!
    But what they did do was clever and it looks beautiful--they combined the brick and stone on the house and they have a regular front loading garage. They have stone installed over the door and across the bottom of the house and garage. I have a picture of it on my blog at

    1. Thank you for posting about the other Victoria Falls Elevation D picture. Pictures of those are difficult to find. I followed your blog and found the one your next door to you that you posted. I really like what they did with the stone and brick combination, bottom and center. It looks great. We are stunned by what you did with the closet systems in your home... I am tempted to move one of the kids out of a bedroom and turn it into a closet!

    1. Thanks. It appears I did too good a job, because my SR looked at this picture and said that I made the bonus room too high (and I assume too big). I will revise when I see architectural drawing.

    Just saw your comments regarding our living room office conversion. We dont really know what the price would have been because by chance the SR said we could do it before negotiations started and when they did the final price we included the french doors and closed off wall into it and after some debating they agreed to give it to us without chnaging our ending price...they were not happy about it though...they did some adjustments to the width of the entrance to the office to fit the doors in and ordered a transom window so its similiar height with our front door transom window. It came out so nice. The dining room does feel small without a bay window though. We love elevation d.. We made a huge mistake not doing a side load garage...wish we could of....the front foyer is big!...bigger than the other elevations..we fit a 5x8 rug nicley in there.....on one of the blogs we follow ..they built elevation d with side facing garage all brick front...i cant remember which one it is though..you might have to browse through everyone with vic falls in their title....good luck with your build!! Hope the info helps!!

    1. Thank you for replying to my question. I love what you did with the home office, it is brilliant. I asked about it and our SR said it is too late to do it now, and it would honestly be cheaper to do it ourselves afterward. I would like to take it a step further and do the office door and transom on both living room entrances to give the illusion of space, and maximize light into the dining room since we don't have side windows in the dining room either.. Thank you for sharing your experience with it, it really looks incredible in your house.

      Thanks for pointing out the extra foyer space. That is great news and we appreciate any added space (I had thought elevations were just for looks).. I think I found the one house on your blog with the elevation D and added it to my pictures page collection of Victoria Falls elevations.

Its really funny you mentioned doing a double door opening into the dining room as well..we asked them if they would do that, but wanted way too much, so we had them run all electrical under the floor just in case we wanted to put another glass door in. It would be totally worth it since closing the dining room makes it look tiny!!..

    1. Thank you, it came out all right given how limited Microsoft Paint is.. The side load garage seems nice. It is required in our community, I doubt I would have paid for it otherwise, but it does look nice.. give the illusion of a bigger house as well, can never hurt!

  7. That garage looks familiar, haha :) If you didn't get two zone HVAC with your build try to squeeze in a ceiling fan rough in for that bonus bedroom. It needs it!

    1. Yep, that's your garage! Thanks for sharing it with us.

      We have a 2 car garage vs. 3 in your house and I wonder if that makes a difference with the heat issue since your room is larger. The garage is also 100% insulated, maybe more, and that's exactly because of the issues you had reported in your build.. I completely agree with the ceiling fan rough in, but unfortunately we did not add one and electrical is done.. We will get one in there.

      Another thing, in the HVAC design paperwork for the house, it calls for two vents in a bonus room over a 2 car garage, and 3 vents if over a 3 car garage. They only added one but with larger flow. I requested to have the 2nd one added, but they assured that they layout had been customized for the region by a computer program. I reported that this is a variation from the design and that we would require it to be corrected if there is a noticeable difference in heat/cold. They agreed but we'll see how that will work out.
